The Heritage Hotel Manila (THHM)

CBM Solutions provided professional engineering consultancy to identify improvement on energy optimization in two major areas; Central Chiller Plant and Hot Water System for THHM.

Central Chiller Plant System
Our detailed study and precision design of the new Central Chiller Plant System projected an improved efficiency of about 39.42% from 1.073 kW/RT to 0.65 kW/RT.

This is achievable by re-designing the Chiller Plant System layout, selection of best-fit equipment with optimising algorithm control Energy Management System (EMS) to operate the system. Projected energy saving of 1,638,748 kWh/year was estimated.

Hot Water System
On the other hand, Hot Water System (boilers and calorifiers) can be replaced with new high-efficiency water-to-water heat pumps with Calorifier c/w built-in electric heater to supply hot water. To further utilise the energy, source water loop of the heat pumps were proposed to be connected to the condenser water loop of the Chiller Plant System to provide “free cooling”. This will allow THHM to operate the hot water system at a lower cost with an approximate projected energy saving of 48,180 kWh/year.

With the above design and implementation, the owner will enjoy a total yearly projected energy saving of 1,686,928 kWh, or equivalent to 706,418 kg CO2 reduction, from both Central Chiller Plant and Hot Water Systems.

Consultancy services include a one-stop solution of preliminary study & design chiller plant system, tender preparation & planning, conduct site walk & brief, evaluation and project management. This also entails energy audit to provide energy-saving opportunities that will reduce energy (electricity, water and gas) consumption and decrease yearly operating costs for the owner. Quick fix and long-term solutions were proposed to the client, based on their budgetary requirements.


High-accuracy measuring instruments were deployed to conduct data logging and measurement of all the parameters such as chilled water flowrate, pressure drops, temperature of Chilled and Condenser water at various points, power consumptions of all equipment, etc. for at least 14 days. Thereafter, the data was consolidated, analyzed and presented. All works were done seamlessly without any interruption to the normal operation.


Chiller Plant was designed to by-pass the primary Chilled Water loop, and re-configure the Secondary Chilled Water and Condenser Water routing to improve the plant’s performance by 30.8% and achieve projected efficiency of 0.65 kW/RT. One of the major design breakthroughs was reconfiguring the piping layout and using only single pumping instead of series (primary-secondary) pumping configuration. As such, pumping power losses will be reduced which will lead to high overall chilled water pumping efficiency. Proper planning and execution of works without disruption is the essence of the success of this upgrading effort.


This improvement yield an estimated energy saving of 2,134,113 kWh/year.

MahaNakhon, Bangkok

Testing and Commissioning services were provided for the Air Conditioning and Mechanical Ventilation System (ACMV) which includes equipment such as central cooling and heating, building automation, energy management, smoke control, energy recovery, Air Handling Units (AHU), air conditioning, kitchen and toilet exhaust systems.


High-accuracy measuring instruments were used to conduct the testing and commissioning of the systems to meet the design requirements.

Central Laundry Plant (CLP), Singapore

CBM Solutions was engaged to provide the Alteration and Addition (A&A) to the existing JTC Building located at 6 Woodlands Loop Singapore 738346. The existing building occupied a land area of about 82,000 sq. ft., 3 storeys height, c/w with a Mezzanine floor and an ancillary office located at Level 2.


The scope of services included multi-disciplinary design & professional consultancy, civil & structural works, project management and construction of new M&E infrastructure to support the laundry plant’s operation. The final build-up GFA is about 100,000 sq. ft.


The Central Laundry Plant (CLP) consists of latest laundry machinery with state-of-the-art technologies with fully automated features that can handle a capacity of about 3 times more than a conventional laundry plant, hence giving CLP a quantum leap in efficiency and productivity.


The new M&E infrastructures include air conditioning and mechanical ventilation system, steam boiler and hot water reticulation system, compressed air system, energy recovery system, plumbing & sanitary, town gas, HT and LT electrical distribution, fire protection and public announcement systems. CLP is also equipped with CCTV Video Analytics feature to detect trespasser and unauthorized access to the building.


CLP took about 3 months to design and 9 months to build. The building was handed over successfully in June 2019. Total M&E infrastructure, excluding the laundry equipment, costs about $ 6.0 mil. Mid 2020, the building was certified with the Green Mark Gold rating.
