Bangkok Exchange Tower

The Bangkok Exchange Tower has been projected as an exemplar development to showcase the achievable attainment of energy optimisation in existing building while targeting Green Mark Gold Plus award.


The aim for this 43-storey mixed-commercial development situated in the prime business district of Bangkok is to reduce energy consumption from its existing air-conditioning and lighting systems.


Effective and meticulous optimisation approach was enacted on the air-conditioning system without compromising comfort level for the occupants. The resultant performance efficiency of 0.737 kW/RT for its air-conditioning system enables the existing building of 20 years, to seal the Green Mark Gold Plus rating.


Passive energy reduction approach further chiselled off energy use with adoption of sensors in lightings, mechanical ventilation and extensive use of LED lightings.


Both active and passive strategies spearheaded significant reduction in energy consumption and therefore cast a direct positive implication in reducing operating cost for the client.

OUE Bayfront with DBS Trustee Limited

A mid-size commercial development majoring office spaces, OUE Bayfront demonstrates the amalgamation of both passive and active designs to achieve a green and sustainable building.


CBM Solutions’ professionals helped attain an eventual air-conditioning performance of 0.743 kW/RT and cooling density of 85 W/m2 leading to Green Mark Gold award.


Identification of green designs and features further affirmed the standing for its green building prominence with its prime features focusing on passive daylighting design, biophilic features and recycling of water use from AHU and FCU condensate.

King’s Centre with City Developments Limited

With sustainability high on its agenda, King’s Centre embodies an integrated mixed-used development that uses on-site renewable energy. The building is equipped with 6.3 kWp solar photovoltaic panels that contributed to energy savings of up to 7,500 kWh/year.


The building had undergone chiller plant retrofitting in the year 2011 to which the chiller plant efficiency was improved from 1.22 kW/RT to 0.64 kW/RT. Throughout the years, King’s Centre has successfully retained its Green Mark Platinum award.
